We'll recommend a rotation after the walk-through and adjust it once we've seen how the property actually behaves through a season. Nothing is locked in.

How fast can you turn a listing around?›

Often within a few days, and sometimes next-day depending on the week. Call as soon as you know the photo date — the earlier we know, the more likely we can hit it.

Should the screens come off for photos?›

For the hero shots, yes. Screens cut visible light and mute the view noticeably in photographs. We can pull them for the shoot and reinstall after.

What if the windows have hard water damage?›

We'll tell you honestly before you set expectations with the seller. Some mineral buildup comes off with restoration and some has permanently etched the glass — either way you'll know before the listing goes live, not after.

Who pays, the agent or the seller?›

Either. We'll invoice whichever you tell us, and we can bill the agent directly if you're covering it as part of your listing service.
