Why this one punches above its cost
Pre-listing spending usually means paint, carpet, staging, and landscaping — real money. Window cleaning is a couple hundred dollars, happens in one visit, and shows up in every single photo of the house.
What it changes for photos
Listing photos are shot with wide lenses in bright rooms, which is exactly the condition where dirty glass shows up worst. Hazy windows:
- Blow out. Light scatters on the film and the window becomes a white rectangle instead of a view.
- Kill the view. If a photographer can't show the mountains, they've lost your best feature.
- Flatten the room. Less light means less depth and dimension.
Most photographers will tell you the same thing if you ask — clean glass is the cheapest thing you can do before a shoot.
What it changes at showings
The house reads brighter. Buyers consistently describe brighter homes as "bigger" and "more open," even when the square footage is identical.
It signals maintenance. Buyers can't inspect your furnace by looking at it. So they read the things they can see — clean windows, clean gutters, tidy landscaping — as evidence the rest of the house was cared for. Fair or not, that's how it works.
The view sells itself. In this county, a lot of homes are bought for what's out the window. Let people see it.
The honest version
We're not going to tell you clean windows add a specific dollar amount to your sale price. Nobody can honestly say that, and anyone who quotes you a percentage is making it up.
What we'll say is this: it's inexpensive, it's fast, it improves every photo, and it removes a small negative signal. That's a good trade.
What to do before listing
- Exterior and interior glass. Both — interior haze shows in photos too.
- Screens washed, or removed entirely. Many photographers prefer screens off for shoots since they soften and gray the view. Removing them is an easy call for listing day.
- Tracks and sills. Buyers open windows. Gritty tracks are a small bad moment.
- Gutters. They're in the exterior photos, and clean ones read "maintained."
Timing
Get it done shortly before photos, not weeks before. And if the house sits on the market through a season change, it's worth a refresh before spring photos get re-shot.
